Appraisal Fees

Below is a list of our appraisal fees. Appraisal fees are mainly based on complexity of the assignment, livable area of the property and time to complete the assignment. Please call to obtain an immediate fee quote and we will let you know our immediate availabilty to complete your request.

 

SINGLE FAMILY RESIDENCE:

– 0- to 3000 sf $350. to $425.
– over 3000 sf $425. to $550.
– Estate and large custom homes Call for Quote

Drive-By 2055- Exterior only $250.

SMALL RESIDENTIAL INCOME UNITS

2 Units $550.

3 Units $600

4 Units $650.

Forms 216 or 1007 $ 75.

STANDARD APPRAISAL:   $ 350 – $425.

A standard appraisal is a traditional appraisal that most  mortgage lenders would order. The appraisal includes a full interior and exterior inspection of the property, including the measuring of the  improvements( house, garage, guest dwellings) which is included in the appraisal as a sketch,  The appraisal is the most comprehensive in its presentation and should be considered anytime there may be a dispute over value. The appraisal my either be reported on a standarized FNMA 1004 for lender type of  reports such as purchases or refinances or Appraisal Institute  forms for private purpose reports such as divorce, bankruptcy, estate , date of death etc.

DRIVE BY APPRAISAL – EXTERIOR ONLY SHORT  Form  2055   $250.

An Exterior/Drive By Appraisal is an appraisal where the extent of the appraiser’s data for a property is based on an inspection from the exteiror-front of the property and any other data available to the appraiser, such as public record, the local multiple listing service  or the client themselves. The appraisal is reported on the same form as the  Short Form Appraisal since a first-hand detailed description of the property is not possible.
